1. Property Size and Location:

  • 100 to 300 Units: providing a balance between economies of scale and manageable operations.

  • Property Value: $5 Million Minimum Purchase Price, $30 Million Maximum Purchase Price

  • Markets: MO, KS, OK, TX, AR, LA, AL, GA, FL, SC, NC, TN, KY, and, IN

  • 0.5% Average Annual Population Growth: properties located in growing and stable submarkets.

  • 3+ Major Employment Industries: strong economic fundamentals and a diverse employment base.

  • Welcoming Neighborhoods: properties situated in neighborhoods with available shopping districts, parks, and amenities, ensuring high tenant demands and retention.

2. Value-Add and Upside Potential:

  • Value-Add Opportunities: unit renovations, common area improvements, or operational efficiencies.

  • Areas Experiencing Rental Growth: increased cash flow and potential appreciation.

  • History of Stability: cash flow and occupancy rates indicating strong management and demand in the market with a clear path to achieving projected financial returns and attractive risk-adjusted yields for our investors.

3. Property Condition and Quality:

  • Style: Garden-style apartment complexes with pitched roofs, 1978 or newer

  • Minimal Deferred Maintenance: high-quality physical condition of the property with well-maintained structures and manageable capital expenditure requirements.

  • Desirable Amenities: pools, gyms, playgrounds, walking paths, dog parks and etc. appeal to our target tenant demographic, enhancing overall tenant satisfaction.
