We focus on Value-Add Multifamily. We find properties that are under-managed or under-capitalized, apply our property management expertise to increase Net Operating Income (NOI), and force appreciation.
We have both 506(b) and 506(c) opportunities. This means we can often work with "sophisticated" investors who have a pre-existing relationship with us, as well as accredited individuals.
Typically, our partnership entries start at $50,000, though this can vary based on the specific asset and capital stack.
We stress-test every deal for high vacancy and rising rates. By forcing value through renovations and maintaining deep cash reserves, we ensure the asset survives and thrives in any cycle.
